EL DORADO COUNTY, Calif. — A wave of proposed and approved development projects across El Dorado County could significantly reshape the region over the next two decades, with more than 6,000 new housing units, expanded trail systems, and a long with retail addition in the pipeline.

Local real estate professional Rich Curtis, who has worked in the county for more than two decades, said the scale and timing of these projects vary widely — but collectively signal substantial change.

“There’s a lot coming in the near future that residents should be aware of,” Curtis said. “Some of these are approved and moving forward, while others are still years away.”

Housing Developments Lead the Transformation

Among the most advanced projects is Creekside Village in El Dorado Hills, a 763-home development that has already cleared key approvals. However, the project is heavily weighted toward senior housing, with approximately 613 units designated for residents aged 55 and older. Only about 150 homes will be available to the broader market.

Construction is not expected to begin until the late 2020s, with initial occupancy projected around 2028 to 2030.

Nearby, the Bass Lake Hills development — located between El Dorado Hills and Shingle Springs — is further along, with early construction already underway. The project is expected to deliver a total of 1,458 homes, making it one of the most immediate sources of new housing supply in the county.

Other proposals remain in earlier stages. The Lime Rock Valley project in Cameron Park includes roughly 800 homes but is still undergoing environmental review, with potential buildout timelines extending into the early 2030s.

The largest proposal, known as the Village of Marble Valley, remains conceptual. Plans call for more than 3,300 homes across 2,300 acres south of Highway 50, along with commercial space, parks, and schools. If approved, development would likely not begin until the mid-2030s.

Open Space Preserved at Former Golf Course

In a notable shift from residential expansion, more than 100 acres of the former executive golf course in El Dorado Hills have been secured by the El Dorado Hills Community Services District for public use.

The land, vacant since the course closed in 2010, is expected to be transformed into a community-focused space that could include trails, parks, and recreational amenities. Final plans remain under development, with public input anticipated.

Proposed Costco Could Ease Regional Demand

Retail infrastructure may also expand, as Costco has proposed a new warehouse location near Silva Valley Parkway and Highway 50 in El Dorado Hills.

The project includes a roughly 160,000-square-foot store and gas station. While still in environmental review, the development could reduce congestion at the existing Costco in nearby Folsom, which currently serves a large portion of both El Dorado and Sacramento counties.

Earlier concepts that included residential units above the store have since been withdrawn by the company.

Trail Expansion and Broadband Improvements Underway

County officials and regional partners are continuing to expand the El Dorado Trail, a multi-use مسیر that runs from Camino through Placerville and westward. Planned extensions could push the trail further east toward Pollock Pines and add new connections in Cameron Park.

Meanwhile, the Gold Country Broadband Consortium is working to expand high-speed internet access in underserved communities, including Georgetown, Garden Valley, and Greenwood — a move expected to benefit remote workers and rural residents.

Long-Term Impact Still Unfolding

Taken together, these projects could introduce more than 6,000 housing units over the next 20 to 30 years, alongside expanded infrastructure and commercial services.

That growth is expected to influence traffic patterns, school capacity, and land use across the county — issues likely to draw continued public attention as projects move through approval and construction phases.

Officials emphasize that many proposals remain subject to change, particularly those still in environmental review.
