(April 11, 2025) — EL DORADO, Calif. — A revised proposal for the El Dorado Senior Village, an affordable housing project aimed at seniors, is set to be reviewed by a local committee next week. The updated plan outlines the development of two three-story residential buildings, each comprising 72 units, totaling 144 units. These units are designated for seniors earning 30%, 40%, and 50% of the area median income, ensuring affordability for low-income residents.
The El Dorado County Planning Commission previously approved Design Review Permit DR20-0001 for the project on August 27, 2020, under the provisions of California Senate Bill 35, which streamlines the approval process for affordable housing developments.
The project is located at 6464 Koki Lane, just south of Pleasant Valley Road in the El Dorado community. In addition to residential units, the proposal includes two 1,600-square-foot commercial buildings intended for leasing offices and amenity spaces for residents and their guests. The development will also feature 220 parking spaces and approximately 2.3 acres of landscaped and active recreation areas.
The El Dorado Local Agency Formation Commission (LAFCO) is currently reviewing the annexation of the 8.08-acre project site into the El Dorado Irrigation District (EID) to provide necessary water and wastewater services.
Originally, the project proposed 18 two- and three-story residential buildings totaling 149 units, along with community and commercial buildings. The revised plan consolidates the residential units into two buildings, streamlining the development while maintaining the original unit count.
The El Dorado County Commission on Aging has been actively involved in discussions surrounding affordable housing for seniors. In their March 20 meeting, the commission discussed advocacy actions related to affordable housing and approved a flyer titled “Affordable Housing in El Dorado County: Dispelling Myths & Addressing Facts” for community outreach.
A public hearing regarding the project is scheduled before the El Dorado County Board of Supervisors in the Supervisors Meeting Room at 330 Fair Lane, Placerville, CA 95667. Community members are encouraged to attend and provide input on the proposed
