PLACERVILLE, Calif. (Dec. 17, 2025) — The El Dorado County Recorder-Clerk’s Office has launched a new free Property Monitoring Service aimed at helping property owners detect and deter real estate fraud, county officials announced Tuesday.

The service, powered by EquityProtect, allows property owners to monitor activity tied to their property’s title and public records, as well as rental and sale listings. It also includes monitoring of online sources, including the dark web, for indicators of potential fraud.

“This no-cost service gives property owners an added layer of awareness and peace of mind,” said Janelle K. Horne, El Dorado County Recorder-Clerk, in a prepared statement. “The Recorder-Clerk’s Office is dedicated to fighting fraud and protecting properties in El Dorado County.”

According to the Recorder-Clerk’s Office, participants who enroll will receive email alerts when activity related to their property is detected, along with a free monthly analysis and a complimentary risk assessment. The goal is to help owners identify suspicious filings or listings early, when action can be taken more quickly.

County officials say deed and title fraud remains a growing concern statewide, particularly as more property records and transactions move online. Fraudsters may attempt to file false deeds, impersonate owners, or list properties for sale or rent without authorization.

“We chose EquityProtect because they provide comprehensive monitoring of public records in addition to numerous real estate databases, making them a trusted partner in fraud deterrence,” Horne said.

Property owners whose properties are assessed as having a medium to high risk of fraud will also be offered the option to enroll in EquityProtect’s paid premium service, which provides enhanced monitoring and additional protective measures. Enrollment in the premium service is optional, and the county’s basic monitoring program remains free.

The Recorder-Clerk’s Office emphasized that the new service is intended as an early-warning tool and does not replace legal title insurance or other safeguards.

Property owners can enroll in the free Property Monitoring Service through the Recorder-Clerk’s Office website at www.eldoradocounty.ca.gov/recorderclerk. Questions can be directed to the office by email at recorderclerk@edcgov.us or by phone.

The El Dorado County Recorder-Clerk’s Office maintains official public records, provides vital services, and oversees civil marriage ceremonies. Offices are located at 360 Fair Lane in Placerville and 3368 Lake Tahoe Blvd., Suite 108, in South Lake Tahoe, by appointment.
